Unlike many other letting agents we have a high regard for our tenants throughout their tenancy. From the start of your search for your new home we make ourselves available for you to view all our properties at convenient times, including evenings and weekends, because we realise sometimes it can be difficult to view a property during office hours.
The Process
Arranging a Viewing
If you see a property on our website you are interested in please call or email us to arrange a viewing. We will be pleased to arrange for you to view any property that meets your requirements.
Viewing Confirmation
On the day of your viewing we will phone or email you to confirm that you are still able to attend the viewing. If you need to re-arrange or cancel your viewing please call us on 01924 410504.
Applying for a Property
When you have found a property that you like, and wish to apply for, please advise us as soon as possible to avoid disappointment.
Our application fee is £125 for one applicant or £150 for two applicants, and this includes all references, administration costs and VAT. You can pay the application fee over the telephone by debit card or credit card. There is a charge of an additional 2.5% if paying by credit card.
Once you have paid this we will then hold the property for 48 hours to give you time to submit your application form.
Application Form
There is a link on our website where you can complete the application form online. You then submit this to us for checking. Once we receive your application form we will check it and, if everything is satisfactory, we will submit this for referencing.

Please be honest on your application form. All the information you submit will be checked .
Rent & Bond
Once the reference process has been completed we will call you to advise you of the outcome. At this stage we will arrange a date for you to sign up and get the keys. You must pay the first month's rent and the bond prior to the date the tenancy commences.
You can pay this by calling us and using your debit card up to the day before you sign up. You can also pay in cash if you wish, or credit card (there is a 2.5% additional charge for credit card payments).
Sorry, we cannot accept a cheque as the payment must be cleared funds before we can hand over the keys.
Tenancy Agreement
A tenancy agreement is a legally binding contract. You will be committed to paying rent until the end of the agreed term and you could be liable to legal action if you break the terms of the agreement .
Your tenancy will be an Assured Shorthold Tenancy for a minimum period of six months.
Following the initial fixed term we may offer you the option to renew for a further fixed term and the cost of this will be £25. You can pay this by debit card over the phone and we will post new tenancy agreements to you.
Photo Identification
You will need to bring two forms of identification to the sign up appointment (one must be photographic i.e. passport or photo driving licence). The other form of ID must be a utility bill or official letter.
Insurance
We suggest you obtain contents insurance for your possessions in the property as the landlord is not responsible for these. We can supply you with a no obligation quote for this, please ask us for more details.
